How Private Lending Works With EMK

Private lenders function similarly to a bank — providing secured capital at a specific stage of the development cycle, with a recorded mortgage on real property as security. No equity. No monthly payments. Repaid at closing.

Lot Identification & Acquisition
EMK identifies residential lots in established neighborhoods throughout Raleigh, Durham, and Wake Forest. Private lender funds are wired directly to a licensed closing agent at acquisition — never to an unsupervised account.

Secured by Recorded Mortgage
The private lender receives a promissory note and first-lien mortgage on the land — exactly as a bank would. When institutional construction financing is obtained, the lender moves to second-lien position on the improved, higher-value property.

Institutional Financing & Construction
Institutional lenders typically cover 75–90% of total project costs. Private lender capital fills only the gap. Thayer Homes manages all construction with 30+ years of experience building 35–50 homes per year in North Carolina.

No Monthly Payments Required
Interest accrues over the life of the loan. There are no monthly payments during construction. Repayment is aligned with the project's natural liquidity event — the sale of the completed home.

Repaid in Full at Closing
When the home sells, the private lender receives full principal plus all accrued interest from closing proceeds — processed through a licensed title company. Typical loan duration: 6 to 18 months.

Conservative Leverage Discipline
EMK targets loan-to-after-build-value ratios well below 75%. Private lender capital fills only a carefully sized gap within a conservatively structured, well-capitalized project.
Your Capital Is Recorded and Secured
Private lenders hold a recorded mortgage on real property — the same legal mechanism banks use to secure real estate loans. This is not equity participation. This is secured private lending with contractual repayment obligations and a property lien as collateral.

Kevin Alexander is a real estate developer and entrepreneur with more than 10 years of experience in real estate investment, property acquisition, and business operations. He founded EMK Development Group, Inc. to create a structured, compliant vehicle for private capital participation in new construction residential development.

Kevin focuses on deal identification, capital formation, investor relations, and overall project oversight. He is the primary point of contact for every private lender — from initial inquiry through repayment at the close of each project.

Kevin is actively pursuing his North Carolina general contractor's license under the mentorship of Terry Thayer, deepening EMK's operational capabilities for future projects.

EMK Development Group sources and structures private lending capital for selected lots within Thayer Homes' active development pipeline. Construction is performed exclusively by Thayer Homes under their North Carolina general contractor's license.

Who Can Participate

This federal exemption permits broad communication about the private lending opportunity — including through advertising and direct outreach — provided that every investor who actually participates is a verified accredited investor. This is not a procedural formality: it is a legal requirement.
